What a house costs in planning fees depends on the class of urban area, whether it is a bungalow or a larger building, and whether it is privately or government owned. The tables below come straight from the schedule.

How to read the tables
For a new approval, multiply the rate by the building volume in cubic metres. If the answer is below the minimum rate, the minimum is charged. Amendment and revalidation fees are fixed amounts. Where a table says "(minimum)", the schedule gives that amount as a minimum, so the final figure may be higher.
Worked examples
- A private residential building of 2,000 m³ in a 1st class area: ₦250 × 2,000 = ₦500,000. That is above the minimum of ₦400,000, so the fee is ₦500,000.
- The same building in a 2nd class area: ₦150 × 2,000 = ₦300,000, above the minimum of ₦153,900, so the fee is ₦300,000.
- A private bungalow of 300 m³ in a 1st class area: ₦250 × 300 = ₦75,000. That is below the minimum of ₦250,000, so the fee is ₦250,000.
The last example shows why small buildings so often pay the minimum. Below a certain volume, the size makes no difference to the fee.
Residential cum commercial buildings
A building used partly as a home and partly for business is listed as its own type.

Gate houses
In 2nd class areas the schedule lists gate houses at a rate of ₦90, applied to the building volume like the other residential types. It shows no minimum rate and no amendment or revalidation fee for them.
