A fence needs planning approval too. The schedule charges new fences by area and lists separate fixed fees for amending or revalidating an approval. Rates depend on what the fence surrounds and on the class of urban area.
Fencing fees in 1st class urban areas
| Type of fence | Rate per m² | Amendment | Revalidation |
|---|---|---|---|
| Residential fence | ₦60 | ₦60,000 | ₦120,000 |
| Residential and commercial fence | ₦100 | ₦80,000 | ₦160,000 |
| Commercial or special building fence | ₦150 | ₦120,000 | ₦240,000 |
| Public building fence | ₦80 | ₦60,000 | ₦60,000 |
Fencing fees in 2nd class urban areas
| Type of fence | Rate per m² | Amendment | Revalidation |
|---|---|---|---|
| Residential fence | ₦35 | ₦48,000 | ₦60,000 |
| Residential and commercial fence | ₦50 | ₦48,000 | ₦60,000 |
| Commercial or special building fence | ₦150 | ₦48,000 | ₦60,000 |
| Public building fence | ₦40 | ₦48,000 | ₦60,000 |
The 2nd class table in the schedule labels the rate as per cubic metre. That looks like a slip, since a fence is measured by area, so these figures are treated as per square metre here and in the CHUvellar estimator. Please confirm with the planning office.
Worked examples
- A commercial or special building fence of 100 m² in a 1st class area: ₦150 × 100 = ₦15,000.
- A residential fence of 80 m² in a 1st class area: ₦60 × 80 = ₦4,800.
Amendments and revalidation are fixed
For a new approval the fee grows with the size of the fence. For an amendment or a revalidation, the schedule lists a fixed amount whatever the size. In a 1st class area a residential fence has an amendment fee of ₦60,000 and a revalidation fee of ₦120,000. That is more than the fee for approving a small fence in the first place, so it pays to get the plan right the first time.
Fencing together with a building
If you are applying for a building and a fence together, the fencing fee is added to the building's planning fee. The CHUvellar estimator lets you tick "Fencing fee" and add it to the estimate.
